Reading Mississauga Homes by the Decade They Were Built

Mississauga Condo Owners and the 60-Day Charger Application
If you own a unit in a City Centre tower or a condominium townhouse complex, the corporation has a say, but Ontario law gives you a defined path. Under the Condominium Act regulations, you submit a written application with drawings and specifications for the install, and the corporation has 60 days to respond. The corporation's grounds for saying no are narrow: a qualified professional must find that the install would contravene the law, damage the building's structure or introduce a health and safety risk, and if none of those applies, it must accept or propose an alternative that avoids unreasonable costs to you.
Once the application is accepted, you and the corporation have 90 days to sign an agreement covering who pays for what, and the corporation registers that agreement on your unit's title before it takes effect. For the application itself, we document which electrical room feeds your stall, the charger's rating, the conduit path across the garage ceiling, and whether a separate meter or the charger's own energy log will track your use. Metering matters too. If your building uses a unit sub-meter provider, the Ontario Energy Board says the price plan is set for the whole building by the principal consumer, the party that hired that provider, so switching to overnight pricing may not be your call. Owners with their own Alectra meter can pick a plan for themselves. Ask your property manager which setup applies before you plan a charging schedule around a rate you may not have.
Alectra Overnight Pricing and Mississauga Panel Capacity
Homes across Mississauga get their power from Alectra Utilities, which took over from the city's former utility, Enersource, when Alectra formed in 2017. Alectra offers all three provincial price plans, and Ultra-Low Overnight is the one built around a car charging while you sleep: its lowest price runs from 11 p.m. to 7 a.m. every day, while weekday on-peak runs from 4 p.m. to 9 p.m. The OEB says you can switch plans at any time and are not locked in once you do. Alectra lists any current EV programs on its own site.
Our Smart EV Charger Setup programs the unit to hold off until 11 p.m., so a car that pulls in at 5:30 waits out the peak before it draws a watt. One caution from the OEB: if you buy power through an electricity retailer contract, the three plans only open up once you leave that contract. And cheap overnight hours do not create panel capacity. A 40-amp charger still needs room on your service, whether the house is in Malton or Meadowvale Village.

My Mississauga condo corporation is sitting on my charger application without a reply. What are my options?+
The corporation has 60 days from receiving your application to respond, unless you both agree to more time, so start by confirming the date it received your package. If you disagree with the reply or cannot settle the agreement, the Condominium Authority of Ontario says the dispute must go to private mediation and arbitration within six months, or the application is treated as abandoned. Keep a dated copy of what you submitted. If your package lacks drawings or specifications for the stall, we can prepare them.
Can you install a charger in a Churchill Meadows townhouse garage?+
Usually, yes. A freehold townhouse with its own garage and panel is handled like a detached home, with the ESA permit and inspection included. If the townhouse belongs to a condominium corporation, the garage or driveway may be common or exclusive-use property, and the condo application process comes first. Ask your property manager which applies, since the answer decides whether you start with the board or go straight to booking.
My Lorne Park driveway is long. How does that change the quote?+
Mostly through the length of the run and how it gets there. Along a garage wall, surface conduit is the simpler route. Across a lawn or under a driveway, the feed is buried, and underground utilities have to be located through Ontario One Call before anyone digs, which on Lorne Park's treed lots also means planning around roots. Either way, the fixed price reflects the measured route on your lot.
