From Queensville townhomes to Holland Landing's older streets

Much of East Gwillimbury is brand new. The town's population grew by about 44 percent between the 2016 and 2021 censuses, with much of the building in Queensville and Sharon. In Queensville, 25-foot freehold townhomes go up beside detached homes on 38- to 50-foot lots. A new build usually pairs an attached garage with a nearby basement panel, so the cable run stays short. Spare capacity for a 40- or 60-amp charger circuit is a separate question.

Townhomes deserve a closer look. On a 25-foot freehold unit the panel can sit at the far end of the basement from the garage, and the service may be smaller than on a detached model down the street. We check the main breaker rating, run a load calculation on what the house already uses, and tell you whether a Level 2 Charger Installation fits as the panel stands, or whether a load-managing charger or an Electrical Panel Upgrade is the better route.

Holland Landing and Mount Albert call for a different approach. Holland Landing was settled by Quaker families in the early 1800s, and Mount Albert grew up around Centre Street, so both villages mix homes from many decades on the same roads. Older houses there can have panels extended over the years, garages built long after the house, and driveways that run beside the home rather than into it. Mount Albert's newer townhome projects on the edge of the village follow the Queensville pattern instead.

East Gwillimbury's two utilities and the overnight rate

Most homes in East Gwillimbury, including Holland Landing, Queensville, Sharon and Mount Albert, get their power from Hydro One. There is one exception worth knowing: a strip along the Newmarket border, south of Green Lane between Bathurst Street and Leslie Street, is served by Newmarket-Tay Power instead. That means two homes a short walk apart on either side of Green Lane can be on different utilities.

Both utilities offer the Ultra-Low Overnight plan, whose cheapest window runs from 11 p.m. to 7 a.m. every day. A Level 2 charger on a 40-amp circuit can replace a normal day of driving inside that window, so we set the schedule to begin after 11 p.m. With a Smart EV Charger Setup you set that start time once in the app rather than on the car. Whether the plan saves you money depends on the rest of your household use, so run your utility's comparison before switching.

When the panel needs work, the utility becomes part of the job. Newmarket-Tay Power asks for a service request when a Level 2 install requires a panel upgrade, and on the Hydro One side, the utility has to be booked for the day the old panel comes out. We line up that timing, file the ESA permit and book the ESA inspection, so the charger is switched on once the new panel has passed.

Acreage, outbuildings and the 404 commute in East Gwillimbury

Close to three quarters of East Gwillimbury's land sits in the Greenbelt and the Oak Ridges Moraine, so the countryside around Holt, Ravenshoe and the concession roads is staying rural. Those properties raise their own questions: a house set far back from the road, a detached garage or shop across the yard, or a basement panel at the opposite end from where the truck parks. Long runs need heavier wire to hold voltage, and sometimes a trench, so we price the route before we price the charger.

An outbuilding that already has its own subpanel can often feed a charger locally, which saves pulling a new line from the house. If that subpanel has little to spare, a load-managing charger that throttles itself when the shop is running tools is often a simpler answer than a bigger feed. Either way, the unit and any exposed conduit need to be rated for outdoor use, because a barn wall or yard post takes the full force of a York Region winter.

Commuting shapes the rest. With three Highway 404 interchanges and a GO station on the Barrie line, one car in a household might head to Markham or Toronto daily while another only runs to the train. Our detached garage in Mount Albert is about 40 metres from the house. Is that too far for a charger?+

Not usually, but that distance changes the materials. At that length we upsize the conductor so the charger still sees full voltage, and the ground between decides whether the line goes underground in conduit or follows an existing structure. If the garage already has a subpanel with capacity to spare, feeding the charger from there can cost less. Photos of both panels and the stretch of yard between them let us quote your actual route.
