Willowdale rebuilds next to original North York houses

Willowdale shows the split clearly. Its original stock runs from pre-war houses to modest storey-and-a-half postwar homes, and since the early 1990s many of those lots have been rebuilt with large two-storey houses. A replacement home from that wave was planned for modern loads and often has an attached garage, so a charger can frequently go in with a short run and no changes to the service at all.

The original houses beside them are a different job. A 1950s home may still be on the service it had decades ago, the panel may be crowded with circuits added over the years, and the only parking may be a single-width driveway. Don Mills was planned between 1952 and 1965 as a complete new town, with architectural control over every house and square lots that turned the long side of each home to the street. Bayview Village followed from 1954 to 1964 with ranch bungalows, split-levels and some lots overlooking the East Don valley, and most of its houses are still originals, although infill rebuilds are increasing. That leaves plenty of panels in basements, sometimes on the opposite side of the house from the parking.

Split-levels need a little thought, since the cable may have to climb half a floor between the panel and the garage without cutting into finished rooms. On ravine lots we keep conduit and equipment clear of slopes and mature trees. Over on The Bridle Path, North York zoning set a two-acre minimum lot, so the distance between the service entrance and the garage can be long enough that a subpanel near the parking makes more sense than one very long home run.

Condo stalls near North York City Centre

High-rise living in North York centres on Yonge Street around North York City Centre, with more towers along Sheppard near Bayview Village. Buildings whose planning applications went in from February 2022 on, under the City's updated parking rules, must give every resident stall an energized outlet capable of Level 2 charging, either on its own circuit or through load sharing. Price plans work differently in a tower. Toronto Hydro supplies every North York building, but many condo suites are billed by a licensed unit sub-metering company, and Ontario Energy Board rules leave the choice of Time-of-Use, Tiered or Ultra-Low Overnight pricing to the condominium corporation or building owner, not the resident. A stall charger may also sit on the common meter with its own cost-recovery terms. Where a suite is billed directly by Toronto Hydro, a plan change requested at least 10 calendar days before a billing period applies to that period.
