Rear-lane garages in Cornell and Markham's newer streets

Cornell was designed in the 1990s as a new urbanist neighbourhood, so most of its townhomes, semis and detached houses park at the back, in garages reached from a rear lane. When that garage stands apart from the house, the panel usually sits on the far side of the backyard, and the circuit has to cross the yard in buried conduit, or on an overhead span where the lot permits it. We measure that route from your photos, including any fence, deck or shed in the way, before we quote.

Where a Cornell garage already has a light and a door opener, that small feed is not big enough for a charger, so plan on a new dedicated circuit from the house panel, sized for the Level 2 Charger Installation you choose. Wismer Commons is usually simpler. Many of its detached and semi-detached homes have a driveway and a one- or two-car garage, and where that garage is attached, the charger tends to land on the wall shared with the house, a short run from the panel.

Heritage districts and older panels across Markham

Markham protects four heritage conservation districts: Unionville, Markham Village, Buttonville and the Markham side of Thornhill. Inside them, exterior alterations need a heritage permit from the City, which is a separate matter from the ESA permit and inspection we file for the electrical work. In those four districts, our first plan keeps the wiring indoors, with the charger hung inside the garage, and if an exterior-mounted charger, visible conduit or other outside hardware cannot be avoided, we point out before you book that the City's heritage staff would need to sign off on it.

Milliken Mills tells a different story. Most of its detached red-brick houses went up in the 1970s and 1980s with garages facing the street, so the cable run is rarely the obstacle. The panel is. An original panel from that era may be 100-amp and already carrying central air, a dryer and a finished basement, so we run a load calculation before recommending anything. If you own a unit in one of the towers around Downtown Markham, Ontario's condo rules give you a formal path. That path begins with a written application to your condominium corporation, with drawings and specifications for the charger attached, and the board may refuse only when a qualified person's report shows a genuine concern, for example that the installation would contravene the Condominium Act or another law, weaken the building's structure, or create a health and safety risk. For houses and townhomes, the charger's running cost depends on which Alectra rate plan you are on. EV charging in Markham

My Cornell garage is detached and opens onto the lane. Can a charger be wired out to it?+

Yes. The usual route leaves the house panel, crosses the yard in buried conduit and enters the garage on its house-facing side, which keeps the lane side clear. Because the trench is the biggest variable, its length and any landscaping it crosses are priced into the fixed quote before digging begins. The ESA permit and inspection cover the whole run.

Do I need City approval for a charger on a Unionville or Markham Village heritage home?+

Not for the electrical work itself. The ESA permit and inspection cover that, and we handle both. The heritage question only comes up if the job changes the outside of the house, such as a charger or conduit on an exterior wall. Markham requires a heritage permit for exterior alterations in its conservation districts, so we plan interior routes where possible and flag anything exterior before you commit.

My Downtown Markham condo board has not answered my charger application. What happens now?+

Under Ontario's condo regulations, a corporation has 60 days to respond to a complete application to install an EV charging system, and if it lets that deadline pass without responding, the application is treated as approved. The catch is the word complete: the drawings and specifications need to be in order from day one. We can prepare that material so your 60 days are not lost to back-and-forth.
